Welcome to Finn Village

 

Nestled within the breathtaking Loch Lomond & The Trossachs National Park, Finn Village offers a range of accommodations, including Catterwood Cottage, B&B rooms in our Loch Lomond Villa, and the unique Sunset Glamping Pod.
We have established these Terms and Conditions and House Rules to ensure the safety and enjoyment of all our guests, nearby residents, and wildlife while preserving the natural beauty of our national park surroundings. By making a reservation, guests agree to adhere to these rules. The booking party is responsible for sharing this information with their group and ensuring compliance. These guidelines help us maintain a secure, peaceful, and sustainable environment for everyone.

 

Booking, Payments, and Cancellation Policy

Payment

A 25% non-refundable deposit is required to secure a booking. Your card details will be securely retained and used to process this deposit upon booking confirmation. The remaining balance will be automatically charged 30 days before your arrival. Should you wish to use a different card for the balance or security deposit, please notify our office before the due date indicated on your booking summary.

Card Pre-authorisation

We kindly ask for your cooperation in pre-authorizing your card for £100 at your check-in. This will only take a few minutes and pre-authorizing your card is a precautionary measure to ensure that any damages caused to the property or hot tub during your stay are covered. We take pride in maintaining our property and amenities to the highest standards. However, in the unlikely event of any damages, we reserve the right to charge your credit card.

Cancellations

Reservations cancelled 30 days before arrival will receive a full refund, excluding the deposit.

If a cancellation is made less than 30 days before arrival, the full rental cost will be charged. However, if we are able to resell the booking, a full refund minus the deposit will be provided.

No refunds are provided for no-shows, adverse weather, or illness.

Grace Period

Bookings cancelled within 4 hours of confirmation will not incur any fees.

Change of Dates

Changes to your booking dates are permitted up to 30 days before your stay at no additional charge. After full balance payment, date changes are subject to a £50 administration fee unless under exceptional circumstances, which will be considered by management.

Ages

The person responsible for the booking must be 18 or older. They must be present or nominate another responsible guest aged 18 or over.

 

Catterwood Cottage

Sleeping Arrangements

Accommodates up to 14 guests in two interconnected parts:

  • Mountain View Cottage: Sleeps 8 (6 in two bedrooms with 3 double beds, 2 in the living room on a sofa bed and a folded bed). Mountain View offers a spacious kitchen/dining/living open space, two bathrooms with a bathtub and shower, separate back garden with a gazebo, 9-seater hot tub, fire pit, wood-fired stove with pizza oven, Smart TVs, outdoor seating area.
  • Raspberry Cottage: Sleeps 6 (2 in one bedroom with double bed, 4 on large sofa beds in the living room). Raspberry Cottage boasts a modern kitchen, a large living room with a TV, one bathroom with a shower, separate back garden with a gazebo, 6-seater hot tub, fire pit, wood-fired stove with pizza oven, Smart TVs, outdoor seating area.

 

Party Bookings

Our accommodations in Finn Village are the perfect destination for your special events and family gatherings. We understand the importance of having all the necessary facilities to cater for party bookings. However, to ensure the safety and comfort of all our guests, parties are strictly prohibited in all the accommodations in Finn Village unless prior approval has been granted.

If you would like to organise a party, please get in touch with us via email to request approval. We will do our best to accommodate your needs while ensuring the comfort of all our guests.

Your compliance with the policy is crucial to maintaining a welcoming and safe environment for everyone. In case of non-compliance, we may ask you to leave the premises.

 

Guests Policy

Please be informed that the maximum number of guests allowed to stay overnight is six. If you plan to bring additional guests, we can accommodate them for an extra fee.

We charge £50 per guest staying overnight and £25 per guest not staying overnight.

It is crucial to note that we can only host up to eight guests overnight and up to 20 guests during the day. To ensure that our guests are not disturbed, we strictly request that any additional visitors leave the premises by 9 PM unless agreed otherwise. Please also note that all additional guests must be agreed upon prior to your arrival. Kindly get in touch with us for more details.

 

Quiet Hours / No Loud Music

Please be advised that the National Park has a zero-tolerance policy for loud music and noise. It is essential to maintain a peaceful and safe environment in Finn Village, which is located in a tranquil and beautiful area with many wild animals under protection.

Quiet hours are from 11 pm to 7 am, but we expect you to keep your voices down at all times and refrain from playing loud music on the premises. Bringing speakers, sound systems, and karaoke equipment is strictly prohibited and will not be tolerated during your stay.

Please note that the hot tub is a popular feature of the property, but it must not be used after 11 PM. We also insist that no music is played in the outdoor area after this time, and everyone keeps their voices to a minimum until 7 AM.

We expect all our guests to respect these guidelines and maintain a peaceful and enjoyable atmosphere for everyone.

 

Check-in & Check-out

As a valued guest, we want to ensure that your stay with us is as pleasant and stress-free as possible. To get you started on the right foot, we kindly request that you make your way to our reception area upon arrival. Our friendly staff will be waiting to provide you with all the necessary information and instructions to make your stay with us memorable.

When it’s time for you to depart, we kindly request that you return the accommodation keys to our reception area. This will enable us to assist you with your check-out process and ensure that your stay with us has been as seamless as possible

We kindly request that you keep in mind the check-in time of 4 pm and that check-out is scheduled no later than 10 am unless different arrangements have been made. This allows our team to prepare the accommodation for the next guest’s arrival and ensure that everyone has a pleasant stay.

 

Entering Neighbouring Property

It is imperative that you do not try to enter any property other than the one you have booked while on Finn Village premises. This rule is in place to maintain the safety and comfort of all our guests. Please be advised that any attempts to violate this policy will not be tolerated.

 

CCTV Cameras

We have installed CCTV cameras in communal areas to provide our guests with a safe and secure environment for themselves and their valuable possessions. Your safety is our top priority, and we believe that this measure will help us ensure that you have a comfortable and secure stay with us.

 

Rubbish Policy

To keep our environment clean and reduce pollution, we kindly request that you limit rubbish to one bin bag per accommodation. Complimentary bin bags are available under the sink for your convenience. Any additional rubbish should be disposed of by you.

However, if you’d like to take the hassle out of rubbish clearance, we offer a convenient service for just £5 per bag. Simply use the bags provided and inform our staff during check-out. By using this service, you’ll be doing your part to keep our environment clean and safe for everyone to enjoy.

 

Parking Policy

To help protect the environment and reduce pollution, we have implemented car limits per booking. You can bring 3 cars for Mountain View Cottage, 2 cars for Raspberry Cottage, and 1 car each for Sunset Glamping Pod and Bed and Breakfast Rooms. If you need to add an extra car to your booking, please arrange and confirm this in advance. Note that a fee of £20 per additional car will apply.

 

Sustainability Policies

Nestled in the breathtaking Loch Lomond & The Trossachs National Park, Finn Village takes pride in preserving the natural beauty and serene environment of this remarkable location. Our sustainability policies reflect our commitment to safeguarding the surroundings of the National Park and the Loch Lomond area.

 

Dogs Policy

At Finn Village, we warmly welcome your furry companions to our accommodations. To ensure the safety and comfort of all guests, please adhere to the following guidelines:

  • Dogs are permitted with prior agreement; please contact us to arrange bringing your dog(s).
  • In Mountain View Cottage, a maximum of 3 dogs are allowed per stay.
  • For Raspberry Cottage, Sunset Glamping Pod, and Loch Lomond B&B Villa, up to 2 dogs are permitted.
  • There is a charge of £25 per dog per stay.
  • We do not accept very large or dangerous dog breeds.
  • Dogs must refrain from climbing onto beds and sofas. Any damage or staining of furniture or bedding will result in a £25 fee, charged to your credit card.
  • It is essential to keep your dog supervised and on a leash at all times while outdoors, as other dogs may be present within Finn Village.
  • Please use designated dog waste bins for disposing of pet waste. A fee of £20 will be charged for fouling in other areas.
  • Owners are responsible for providing their pet’s bedding; pet blankets are available for purchase in our on-site shop.
  • Pets should be well-behaved, quiet, and not left unattended or allowed in bedrooms.

Extended Check-in and Check-out Times

Standard check-in time is at 4 PM, and check-out is by 10 AM. If you wish to extend your stay, we offer the following options subject to availability:

  • Early check-in starting from 1 PM (£30) or from 2 PM (£20).
  • Late check-out until 12 noon (£20) or until 1 PM (£30).

To ensure availability, please notify us in advance as early as possible. These options are popular, and the sooner you inform us, the more likely we can accommodate your request.

 

Decorations and Celebration Packages

We do not allow the guests to bring any celebrations decorations to prevent any damages to the walls caused by the pins and glue.
Instead, we offer a variety of customizable celebration packages for different occasions such as birthdays, anniversaries, romantic getaways, and more. Upon making a reservation, guests will receive an email with details of our packages, which are also sent a few days prior to arrival for their convenience. If you require a celebration package, please choose from our available options to enhance your stay.

 

Gas BBQ

We offer an optional Gas BBQ facility at Finn Village for £25 per night. If you’d like to use this amenity, please let us know at least one day before your arrival so we can make the necessary arrangements. Our Gas BBQs are powered by propane gas for your convenience.

As a guest, it is your responsibility to ensure the safe use and supervision of the BBQ throughout its operation. Please keep it always attended and disconnect the gas supply once you’re finished. It’s also important to supervise children near the BBQ area to prevent accidents and ensure everyone’s safety.

 

Firepits & Marshmallows

At Finn Village, both our Mountain View Cottage and Raspberry Cottage are equipped with fire pits. Firewood, kindling, and firelighters are available for purchase at our on-site shop, ensuring you have everything you need for a cozy evening by the fire. We encourage guests to use these amenities responsibly, maintaining a safe distance from surrounding structures and ensuring children are always supervised. After use, please ensure the fire is fully extinguished for safety reasons.

Marshmallows are a delightful addition to your outdoor experience, providing a fun activity for all ages. We kindly ask that guests enjoy marshmallow toasting responsibly and dispose of any leftover materials properly to help us maintain a clean and beautiful environment.

Pizza & Stoves

For your enjoyment, we provide a set of fire logs, kindling, and firelighters as starters for our pizza ovens and fireplaces. Additional supplies are available for purchase at our on-site shop if needed. To protect our equipment from potential damage, guests are required not to use their own firewood in these facilities.

Upon arrival, our team will guide you on how to operate the pizza oven located in the gazebo, with an instruction manual conveniently placed nearby. It’s essential to adhere to these guidelines as guest responsibility is key. Please ensure the fire is completely extinguished after use and avoid adding excessive amounts of wood simultaneously to prevent any safety hazards.

 

Spare Bedding

By making a conscious effort to reduce pollution and limit the number of washes, we can all make a difference. That’s why we kindly request that you avoid using spare bed linens/beds for bookings of less than 6 people unless it is necessary. Your cooperation will not only help us save resources but also contribute to a sustainable future.

 

Smoking & Drug Use

Smoking is strictly prohibited inside accommodations to maintain a smoke-free environment. Guests may smoke only on designated patios where ashtrays are provided for proper disposal of cigarette waste.

We have a zero tolerance to drug use and drug use of any sort is not permitted. If we detect the use of drugs, or suspect guests are under the influence of drugs, all guests will be asked to leave immediately, and no refund will be provided. Police will also be alerted.

 

Limited liability

The personal property of guests (or their visitors) occupying the accommodation is not the responsibility of us.  Vehicles and personal property are left at the risk of the guests or visitors. Any personal property left in a lodge to be returned to the guest(s) will incur a minimum charge of £5.00 to cover postage, packaging, and administration.

 

Cleaning and damages

It is the responsibility of the booker and members of their party to keep the accommodation’s furniture, fixtures, fittings, equipment and utensils, in the same condition as at the commencement of the stay (allowing for fair wear and tear).  We ask that the cabins and cottages are left clean and tidy, and all dishes & cutlery returned to their storage area, so these are ready for the next guests.  Any breakages should be reported immediately.  If, in the sole judgment of us, excessive cleaning is required a cleaning charge of £25.00 per hour will be levied.

Damage, tears, or stains beyond normal wear, as well as damage to cookers, fridges, microwaves, or any other appliances not discussed and settled with us prior to departure, will be charged at full replacement cost.

 

Hot Tub Terms of Use and Disclaimer Form

The hot tub is included in your booking price at Mountain View Cottage, Raspberry Cottage, and Loch Lomond Villa B&B – Jungle Room. Indulging in a hot tub can be an incredibly enjoyable experience, but it’s important to keep in mind that safety should always be a top priority. That’s why we have strict rules and guidelines in place to ensure your safety and enjoyment. As the person responsible for signing the agreement, you must ensure that all group members and guests are aware of and adhere to the guidelines. This is not only important for your health and well-being, but it’s also a legal requirement when using a hot tub in a commercial setting.

Please note that the hot tub can only be used between the following hours:

  • For one-night stays, the hot tub can only be used between 4 pm and 11 PM.
  • For multiple-night stays, the hot tub can be used between 1 PM and 11 PM.

Using the hot tub outside of these hours will disrupt the chemical balance, which can be harmful to your health, future guests, and equipment. To avoid any inconvenience, we expect you to respect this rule. Failure to comply with this rule will result in a fine of £50, which will be automatically deducted from the security deposit.

To ensure that you have a seamless experience, we would like to inform you that the hot tub’s built-in speakers are currently out of service due to noise disturbance. We kindly request that you refrain from tampering with the speakers.

The hot tub panel remains partially locked, allowing you to regulate the jets and lights.

Upon your arrival, we will provide you and your guests with a demonstration on how to access the hot tub, remove the lid, and operate the jets and lights.

To ensure your safety while using the hot tub, we will have a member of our staff visit the area between 8 AM and 10 AM every day to check the water balance and quality. The water balance and chemicals will be adjusted as necessary, and the results will be recorded. This is a mandatory safety procedure, and it guarantees that the chemical balance of the water remains safe for your enjoyment throughout your stay.

Any inappropriate use of the hot tub will not be tolerated. You will be asked to leave the hot tub immediately, and we reserve the right to prevent you from re-entering.

We require you to read it thoroughly and adhere to all guidelines to ensure safety and full satisfaction when using our facilities. This document will also be sent to you 3 days before your arrival. If you wish to use the hot tub, you must read and comply with the provisions of this document. If you choose not to comply, you will not be allowed to use the hot tub, and no refunds will be provided for deducting the hot tub from the booking price. The document must be signed either on-site or electronically prior to your stay.

Sunset Glamping Pod

All previous rules apply, with additional specific guidelines for this unique accommodation.

Our Sunset Glamping Pod offers a blend of comfort and functionality with an open-plan studio layout. It includes a well-appointed kitchenette for dining, a cozy double bed with crisp linens, and a compact bathroom with a shower and essential toiletries. Modern amenities such as a Smart TV, Bluetooth speaker, and Wi-Fi ensure convenience. Outside, guests can enjoy a private gazebo featuring a Smart TV, pizza oven, and Ofuro Wooden Hot Tub, providing a serene retreat surrounded by natural beauty.

The Sunset Glamping Pod is suitable for a maximum of 2 guests.

Wood Fired Ofuro Style Hot Tub

The Wood Fired Ofuro Style Hot Tub at Finn Village offers a serene and natural bathing experience. Unlike jacuzzi, it does not include bubble systems or jets, focusing instead on the tranquility of soaking in heated water surrounded by the peaceful environment of our grounds.

The Ofuro hot tub is pre-heated to approximately 30 degrees Celsius upon your arrival, with one load of firewood already in the burner. Additional firewood is available for purchase from our on-site self-service shop, accessible 24/7.

During check-in, our staff will provide instructions on the water heating process to ensure your optimal enjoyment and relaxation.

Loch Lomond Villa B&B Rooms

  • Black Room : Accommodates up to 3 guests, with an additional charge of £50 for the third person sleeping on a folded bed. The room features an ensuite bathroom with a shower and a Jacuzzi bathtub (Whirlpool Bath) with mountain views from the window.
  • Jungle Room: Designed for up to 2 guests, the room includes a bathroom with a shower, as well as a private outdoor Hot Tub exclusively for guests of this room. Guests staying in the Jungle Room are provided with hot tub robes and hot tub towels.

Facilities at Loch Lomond Villa

Loch Lomond Villa is also the residence of the owners and staff who live on-site. All communal areas such as our Versace TV Room, Pool Table Room, Conservatory, Kitchen, Terrace, and Dining Room are shared spaces for the enjoyment of all guests and residents of the villa.

 

Breakfast at Loch Lomond Villa B&B

We serve breakfast in the grand dining room with stunning mountain views. Guests can choose between English or Continental breakfast, with vegan options available. Breakfast is served at 9 AM unless a different time is requested. Please inform us of any dietary requirements at least three days before your arrival.

Cleaning Services at Loch Lomond Villa B&B

For stays longer than two days, we offer additional cleaning services for our B&B rooms upon request. If you would like to arrange for extra cleaning during your stay, please inform us in advance so we can accommodate your needs.

Party Bookings in Loch Lomond B&B Villa

Party bookings are not allowed in Loch Lomond Villa. Our focus is on providing a peaceful and relaxing environment for all our guests.

Pet Policy

Yes, your furry friends are welcome to stay with you in Loch Lomond Villa. There is a fee of £25 per dog per stay, and we provide dog bowls and dog beds for their use during their stay. Please remember to bring a dog blanket with you.

There is plenty of open space for dogs to walk and run around. However, since there may be other guests with dogs, we ask that you keep your dog always supervised.

We allow up to 2 dogs per booking.
